§ 18.40.530. Accessory or minor structure maintenance.

  • Every owner of a structure shall be responsible for maintaining all accessory or minor structures on the premises in a clean and sanitary manner and so as not to constitute a fire hazard. It shall be the responsibility of the owner to correct or remove such auxiliary or minor buildings, if they constitute a nuisance because of one of the aforestated conditions, except as otherwise provided between any occupant and owner.

    Every occupant of a structure shall keep all plumbing fixtures designated for his exclusive use in a clean and sanitary condition, free from filth, debris, garbage, litter, decayed organic matter, garden soil grease, and anything offensive to sight or smell, or anything that attracts or harbors vermin, and shall be responsible for the exercise of reasonable care in the proper use and operation thereof except as otherwise provide between occupant and owner.

    The owner shall be responsible for the extermination of all rodents and insects within every vacant structure, area of a structure or premises before any occupancy or use of the structure or premise is commenced.

    The occupant shall be responsible for the extermination of all insects, other than termites, in every nonresidential structure.
